Buying and building as a foreigner in Spain.

This is the sequence we follow with every international client. Steps 1 and 2 are administrative and can be done from abroad; everything from step 3 onwards is handled by our technical team in Spain.

NIE and bank account

Your foreigner identification number is required to sign any purchase in Spain. It can be obtained at a Spanish consulate in your country or through a representative with power of attorney.

Plot search and due diligence

Before you buy land, we review the urban-planning file: buildable percentage, setbacks, maximum height, access, mains water, electricity and drainage.

Feasibility and fixed quote

We return a written viability report with the model that fits the plot, a closed budget and a dated schedule.

Our architects draft the project, submit it to the town hall and follow the licence through to approval, keeping you informed in English.

Can a foreigner buy and build a modular home in Spain?

Yes. Any non-resident can buy land and build in Spain. You need a NIE (foreigner identification number), a Spanish bank account and, in most cases, a local representative. We work with English-speaking lawyers and gestores who handle the paperwork while we run the technical and construction side.

How long does it take from signature to keys?

Our reference timeline is 90 days of factory production and assembly once the building licence is granted. Licence timing depends on the municipality: 1 to 6 months is typical in the Madrid region. We give you a written schedule before you commit.

Is a modular house in Spain a real, permanent property?

Yes. Our homes are built to the Spanish Technical Building Code (CTE), founded on concrete, connected to mains services and registered in the Land Registry exactly like a traditional house. They are mortgageable and insurable as permanent dwellings.

Do I need to be in Spain during construction?

No. Production happens under cover in our factory, so weather delays and site surprises are minimal. We send fortnightly photo and video reports in English, and you only need to be present — or represented by power of attorney — for the notary signature and handover.

What is the total cost of a modular home in Spain?
